The best time to discover a commercial roof problem is not when it starts leaking in the middle of winter. Fall provides building owners and facility managers an opportunity to evaluate roof conditions while there is still time to address manageable issues before freezing temperatures, snow, ice, and repeated freeze-thaw cycles put additional stress on the system.

A roof does not have to be actively leaking to benefit from an evaluation. Small conditions—debris around a drain, a loose membrane seam, deteriorated sealant, or damage near rooftop equipment—can remain unnoticed until weather exposes them. Industry guidance commonly recommends periodic roof inspections, including spring and fall evaluations, because identifying problems early can help protect the roof system and extend its serviceable life.

1. Start With Drainage
Water should have a clear path off a commercial roof. During a fall evaluation, drains, scuppers, gutters, downspouts, and strainers should be checked for leaves, sediment, and other debris that can restrict flow. The roof surface should also be reviewed for evidence of recurring ponding, including staining, dirt rings, or low areas where water remains after surrounding areas have dried.

Ponding water is not just a rainy-day concern. As winter approaches, drainage problems can become more consequential. Snow, ice, and retained water add weight to a roof, and freeze-thaw conditions can interfere with drainage. Small accumulations are not automatically a structural concern, but excessive snow and ice loads can reach critical levels. Keeping drainage components clear before winter helps reduce avoidable water backup and allows building owners to investigate why recurring ponding is occurring.

Simply removing standing water does not necessarily correct the problem. Repeated ponding may point to a blocked drain, inadequate slope, compressed insulation, deck movement, or another condition that should be evaluated.

2. Inspect the Roof Membrane and Seams
The field of the roof should be checked for punctures, cuts, open seams, blisters, cracking, loose membrane, and other signs of damage or deterioration. On single-ply systems such as EPDM, TPO, and PVC, even a relatively small puncture or compromised seam can create a path for moisture. Built-up and modified bitumen systems have their own signs of wear that should also be documented.

Fall is particularly useful for finding damage that may have occurred during summer maintenance activity, storms, or rooftop work before winter weather makes repairs more difficult.

3. Pay Close Attention to Flashings and Penetrations
Roof transitions deserve special attention. HVAC curbs, pipes, vents, skylights, walls, expansion joints, and other penetrations interrupt the continuous roof surface and rely on properly installed flashings and terminations to remain watertight.

A fall evaluation should look for loose or deteriorated flashings, failed sealants, open terminations, and movement around these details. A small deficiency at a penetration can become a much larger interior problem once winter weather limits the opportunity for a simple repair.

4. Look for Damage Around Rooftop Equipment and Traffic Areas
Commercial roofs often double as work areas for HVAC technicians, electricians, plumbers, and other trades. Foot traffic, dropped tools, equipment replacement, and materials placed directly on a membrane can damage a roof even when the roofing system itself is otherwise performing well.

Areas between roof access points and mechanical equipment should be reviewed for punctures, wear, and displaced walkway pads. Equipment supports, gas lines, and other rooftop components should also be checked to make sure they are not creating concentrated pressure or damaging the membrane.

5. Check Perimeters, Edge Metal and Wall Conditions
The roof perimeter is exposed to significant wind forces and is another area where small deficiencies can become larger problems. Loose edge metal, open terminations, damaged coping, and deteriorated wall transitions should be identified before winter.

The evaluation should also include adjacent walls and other surfaces that can allow water to enter the building. Not every water problem that appears to be a roof leak actually originates in the field of the roof.

6. Revisit Previous Repairs
Previous repairs tell part of the roof's history. A fall evaluation is a good opportunity to check whether those repairs are still performing and whether the same area is showing signs of recurring trouble.

Repeated repairs in the same location may indicate that the visible symptom has been addressed without correcting the underlying cause. Tracking repair history also helps building owners make better long-term decisions as the roof approaches the later portion of its serviceable life.

7. Document What You Find—and Make a Plan
A useful roof evaluation should create more than a list of defects. Photos, locations, repair history, and observations about changing conditions give building owners a baseline they can compare from one inspection to the next.

Most importantly, finding a problem does not automatically mean the roof needs to be replaced. Depending on the roof's condition, age, and construction, the right recommendation may be routine maintenance, a targeted repair, restoration, continued monitoring, or eventual replacement planning.

Fall Maintenance Is About Reducing Winter Surprises
Winter will expose weaknesses that were easier to address in the fall. A restricted drain, small puncture, or deteriorated flashing may be manageable today but far more disruptive when snow, ice, and freezing temperatures arrive.

A proactive fall roof evaluation gives owners and facility managers time to understand the condition of the roof, correct problems where appropriate, and plan for larger needs before they become emergencies.
